How we select what enters the portfolio

Listing with us means passing a four-point check — not just signing an instruction form.

Before a property appears on this page, our team performs a title search at the relevant lands registry, a physical inspection against our 22-point structural checklist, a pricing cross-reference against the last six months of comparable transactions in that specific ward, and a document completeness review covering rates clearance, consents, and any encumbrances. Properties that fail any step go back to the owner with a written report. This is slower than bulk-listing — deliberately so. The portfolio stays lean because lean means trustworthy.

Can a non-citizen buy property in Kenya?

Yes, with important caveats. Non-citizens can hold leasehold interest for up to 99 years but cannot hold freehold land outright under current Kenyan law. We walk foreign buyers through the leasehold structure and recommend specialist property advocates in Mombasa and Nairobi for conveyancing.

How long does a property transfer take?

In Malindi, a straightforward freehold transfer currently takes six to twelve weeks from offer acceptance to completion, assuming no encumbrances and a motivated seller. Leasehold conversions and sub-divisions add time. We give clients a realistic timeline at offer stage, not a best-case estimate.

What are your agency fees?

For sales, we charge a standard agency commission of 3% of the agreed sale price, shared between buyer-side and seller-side where both are represented by us. For rentals, one month's rent is charged to the landlord on signing. Valuation and consulting fees are fixed and quoted in writing before any engagement begins.

Do you manage properties after sale or tenancy?

Ongoing property management is outside our current scope. We focus on the transaction — finding, assessing, and closing — and can refer clients to reputable independent property managers in Malindi who handle post-tenancy operations. We'd rather be clear about our limits than overpromise.
