Pulsejlumen is a small, specialist real estate agency operating exclusively on the Kenya Coast — with Malindi as our base and our reference market.
We launched in 2018 with a single conviction: depth beats breadth in a market as localised as Malindi.
Pulsejlumen started when our founder, after five years working in a large Mombasa agency, noticed that Malindi clients were consistently under-served — assigned to brokers who visited twice a year and sourced listings from aggregator feeds rather than direct relationships. We set up in Malindi Town in 2018 with a team of three and a rule: never list a property we haven't physically inspected. Six years later the team stands at seven, the portfolio has never exceeded forty active listings simultaneously, and that rule remains unchanged. We serve residential buyers and sellers, landlords seeking long-term or holiday tenants, and investors requiring independent valuation or market analysis. Our clients are a mix of Kenyan nationals — many relocating from Nairobi or Mombasa — and international buyers, primarily from Italy, Germany, and the UK, who are drawn to the Coast's golden equatorial light and relative affordability. We work in English and coordinate with Swahili-speaking advocates and surveyors as standard.

Every property engagement at Pulsejlumen follows the same sequence: initial client brief, property identification or incoming instruction, physical inspection, documentation review, pricing analysis, and then — and only then — active marketing or matching. We do not shortcut the inspection step under time pressure, and we do not price properties to win instructions at inflated figures. Our valuation methodology references actual registered transaction values in the Malindi sub-registry, not asking prices on listing portals. Where data is thin — as it is in some peri-urban wards — we say so and widen the confidence interval accordingly. What we do not do: we do not offer post-sale property management (we refer to independents), we do not handle off-plan project sales from developers (too many structural conflicts of interest), and we do not guarantee sale timelines in a market where external factors — infrastructure shifts, title disputes, macro interest rates — are genuinely outside anyone's control. Our amber-gold brand palette reflects the warm, direct approach we bring to every client conversation: no gloss, no pressure, just clear information in a well-lit room.
